ATTRACTOR: Above Average Land Values |

The tax records were searched to find residential parcels with above average land values. We concluded that developers try to locate new developments near existing developments of high quality and therefore high cost property is an attractor. Land values for parcels within each township & range section were averaged and mapped. The sections with above average land values were selected and placed on a new map. Then, the study area was classified based on distance from the above average land value sections. Areas close to an above average land value parcel were classified as high while areas far from above average land values were classified as low. |
