STEP 2: EVALUATE FACTORS THAT ATTRACT AND DETRACT GROWTH

In addition to historical trends, we thought it important to include factors that attract and detract growth. Factors such as waterfront property attract residential development in the same way that busy street intersections attract commercial development. Conversely, residential development tends to stay clear of solid waste sites and prison facilities.

To incorporate 'attractors' and 'detractors' into our growth model it was necessary to first identify such features. Distance analyses were then performed for each attractor and each detractor. These are the features we chose for our study area:

ATTRACTORS

DETRACTORS

  • Historical Commercial Growth
  • Prison Facilities
  •

  • Historical Industrial Growth
  • Solid Waste Facilities
  •

  • Historical Residential Growth
  •

  • Major Roads and Intersections
  • MISCELLANEOUS

  • Above Average Residential Land Values
  • Exclusionary Mask
  •

  • Vacant Residential Land
